Chapter House Renovation Update

On behalf of the Alumni Association we hired Adoni Christy to serve as a part-time project manager for the repairs and improvements at the chapter house. The repairs have started and some of the work is already underway. The big question or issue is how much repair work will be needed in the kitchen area. The Sedillo Company (Dan Sedillo) has been hired to do most of the major work including replacing doors, windows, bathroom repairs, wall repairs and investigate the kitchen floor. We are currently on a time and materials basis with them. Dan is a Theta Chi Zeta Xi alum and has had his contracting business in the Davis area for about 12 years.

Bert Pierroz and I signed the Norwich House Corporation (Theta Chi National) loan documents last Monday in Davis and today we received the check for approximately $90,000 to be used for the chapter house improvements. This check will be deposited into a separate alumni account to be used solely for chapter house improvements.

Adoni Christy will be monitoring the construction work on a daily basis and reporting and coordinating with Will Portello and me. Adoni provided me with the report below.

I expect to call an Alumni meeting for sometime in mid-August once we have a better handle on the kitchen repair. The good news is the chapter house renovations are now underway! Adoni will also be taking some digital pictures of the work and I will forward them on to our alumni website for all to view.


Adoni's report (7/22/03):


"CURRENT STATE OF HOUSE REPAIRS

CURRENT REPAIRS: The current house repairs began as of Monday July 14 by one of our local alumni, Dan Cedillo. Dan and his workers, including two current Fraternity members, Ben Pettigrew and Mike Franco have begun a few of the planned house renovations for this summer including the completed replacement of the French doors in the living and dining rooms. Other renovations completed include the installment of a new access door to the back portion of the house adjacent to the middle breezeway. These doors have really added an aire of class to the deteriorating premises of the house. Other renovations are also underway including the renovation of the downstairs bathroom in the front house. So far the downstairs bathroom has been gutted of all flooring counters and drywall including roofing. Following the removal of the bathroom amenities, a local plumber was contacted and conducted and inspection of the plumbing and a search for leaks and cracks in the piping system. The plumber's report is currently in progress as we have not received it as of yet, but so far all indicators point towards a favorable assessment.

REPAIRS IN THE WORKS: Other house repairs in the works include the replacement of the windows in the front house both upstairs and down. The replacement of the windows, a Milgard design chosen by Dan, are currently on order and should present a unified and new look for the updating of the main residence. It is the desire and plan of Dan to use the newer windows that will be removed front the façade to replace other lesser-seen windows throughout other portions of the front residence. As many people may have also seen, the Fraternity has hired a gardener for weekly upkeep of the landscaped and common areas including the parking lot. This is vital since Adoni, our on site project manager, and also an active member of the Fraternity has contacted a local sprinkler company to assess and give a proposal for the repair of the front lawn sprinkler system including the reinstatement of the timers as well as inquiry into sprinklers for the front mow strip between the sidewalk and the street. Through contact with the city, we have learned that although this property is actually the jurisdiction of the city, they refuse to maintain and upkeep the area due to budgetary limitations. Last but not least, is the assessment and renovation of the kitchen area. Discussions with Dan have concluded that the sub structure and floors of the kitchen must be carefully looked at, and could present a larger than previously thought road block in the kitchen renovation due to excessive wood rot and joist breakdown. Further reports will give us better information as to what and when renovations to the kitchen will be conducted and we hope that if all things go well, house renovations will be completed before the start of the upcoming fall quarter."
